Just like for salaried home loan borrowers, self-employed borrowers should also compare and shop around for the best interest rate for their home loan. Banksâinterest rates on house loans are now tied to an external standard. This is because, with effect from October 1, 2019, the Reserve Bank of India has mandated all scheduled commercial banks , local area banks, and small financing banks to link interest rates on retail and MSME loans to an external benchmark rate.

The RBI has asked banks to link their retail lending interest rates to any of the following external benchmarks, according to the circular:

  • Government of India 3-months Treasury bill yield published by Financial Benchmarks India Pvt. Ltd.
  • Government of India 6-months Treasury bill yield published by FBIL
  • Any other benchmark market interest rate published by the FBIL

The repo rate of the Reserve Bank of India has been designated as the external benchmark by the vast majority of banks. Repo Rate Tied Lending Rate refers to the lending interest rate that is linked to the repo rate . The RLLR is made up of the repo rate of the RBI plus a spread or margin.

The repo rate plus the bankâs margin equals the RLLR. Every two months, the Central Bank evaluates the repo rate.

Insured Insurable And Uninsurable Mortgages

Theinsurability of your mortgagewill affect your mortgage rate. Insured mortgages are those with CMHC mortgage default insurance or private default insurance from Canada Guaranty or Sagen. The borrower will pay for the mortgage insurance premiums.

Since the lender has zero risk, they will offer the lowest mortgage rates for insured mortgages. The mortgage rates that you see advertised online are often only for insured high-ratio mortgages, which are mortgages with a down payment less than 20%. Insured mortgages will need to meetCMHC mortgage requirements.

With insurable mortgages, the borrower wont pay for mortgage insurance. The mortgage wont be individually insured either. Instead, the lender can choose to bulk insure their portfolio of insurable mortgages and pay for this insurance themselves.

What this means to you is that the cost of mortgage insurance isnt directly paid by you if mortgage insurance isnt required. Insurable mortgages will have to meet the same requirements as an insured mortgage, but the only difference is that an insurable mortgage will need to have a down payment of at least 20%. Insurable mortgage rates are also slightly higher than insured mortgage rates.

An insurable mortgage can have a mortgage rate that is around 20 basis points added on top of an insured mortgage rate. Uninsurable mortgage rates will have around 25 basis points to 35 basis points added on top of insured mortgage rates.

A short mortgage term would be more suitable if youre thinking of selling your home soon or refinancing your mortgage.

Theres also a chance that mortgage rates might not move in the direction that youre predicting it will, or it might not move as much as you thought it would. For example, a 10-year fixed mortgage rate might be at 5% while a 5-year fixed mortgage rate might be at 3%.

Citibank’s Lowest Home Loan Interest Rate Offers At 675%

Citibank is now offering home loan to its customers starting at 6.75% p.a. The interest rate charged by Citibank is lower than interest rates offered by some of the leading lenders and finance houses in India. The bank has also decided to waive off the processing fee on home loans till 31 December 2020.

Citibank has linked its interest rate to its 91-day treasury bill which is unlike the other lenders who have linked their interest rate to the Reserve Bank of Indias repo rate. So far, linking of interest to an external benchmark which is treasury bill for Citi has been effective for them since the RBIs repo has fallen 115 basis points.

New Delhi: State-owned lender Bank of Maharashtra on Sunday announced reduction in its home loan interest rate to an all-time low of 6.40%, from existing 6.80% as part of its ‘Retail Bonanza-Festive Dhamaka’ offer.

Earlier Union Bank of India was the only lender in the country offering 6.40% rate on home loans. But with the latest reduction in its interest rates, BoM has also become the lender offering the lowest rate on home loans.

Similarly, the bank has also reduced interest rate on car loans to a record low of 6.80% from 7.05% to attract more retail borrowers. However, BoM said the above-mentioned rates will not be given to all. The ‘Retail Bonanza-Festive Dhamaka’ offer is linked to the borrower’s credit score, the lender said.

These new rates are effective from tomorrow , the public sector lender said in a statement.

Worth mentioning here is that BoM has already waived processing fee on its gold, housing and car loan.

“We believe that ‘Retail Bonanza-Festive Dhamaka’ offerings will help customers to save more on their loans and bring cheers in their lives,” BoM Managing Director A S Rajeev said in a statement.

With the offer, the bank is providing one of the lowest interest rates in retail loans especially for housing and car loans in the industry, BoM Executive Director Hemant Tamta said.
